Open with the reason this software should exist, not a feature list. What kind of user will use it day to day, how often, and what does the process look like without it? An experienced team who grasps the purpose can propose an alternative that costs less; one who only sees a list of screens can only price your assumptions along with the work.

Define what is included as concrete flows: hire dedicated eas developer who does what, and what happens next. Every bit as useful, write down what the first release deliberately excludes. A written out-of-scope list prevents more argument later than any other single page. Indicate as well which decisions are settled and which may still change — honest teams price those differently, and pretending everything is fixed helps no one.

List the constraints. The list covers the platforms and services involved, existing databases and their quality, compliance requirements, traffic expectations, which devices matter and react native vs flutter any technology you are committed to. If there is a hard date, say what depends on it: a good team can often resequence the work to meet it, but only if they know it exists.

Write down what completion means for each item. Acceptance criteria need not use special syntax: a short paragraph stating what a user should be able to do is enough. That one addition shortens acceptance testing considerably and removes most late-stage disagreement.

Finally, ask for a specific format. Ask for a breakdown by feature or module, a written list of assumptions, whatever the team considers risky and an optimistic and a pessimistic figure. Read a wide range as useful information rather than evasion: it tells you where your description is thin. From there clarify that area and ask again — the second estimate will be much more reliable.
